How Do You Know When It's Time?

Most homeowners don't think about their roof until something goes wrong. But by the time you see a water stain on the ceiling, the damage underneath has been building for months — sometimes years. In Chicago's climate, where roofs take a beating from harsh winters, summer storms, and freeze-thaw cycles, knowing when to replace your roof can save you thousands in water damage and emergency repairs.

Here are the 7 warning signs that tell you it's time to call a professional.

1 Your Roof Is 20+ Years Old

Standard asphalt shingle roofs last 20–30 years depending on quality, ventilation, and maintenance. If your roof is approaching or past 20 years, it's time for an inspection even if it looks fine from the ground. Many homes in Hinsdale, Oak Brook, Elmhurst, and the surrounding suburbs have roofs from the early 2000s that are now reaching end of life.

2 Shingles Are Curling, Buckling, or Missing

Walk out to your yard and look up. If you see shingles that are curling at the edges, buckling in the middle, or missing entirely, your roof is failing. Curling means the shingles have lost their weatherproofing and are no longer keeping water out. After a storm, check for any shingles that blew off — that's an immediate call.

3 Granules in Your Gutters

Those tiny dark granules that coat asphalt shingles are what protect them from UV rays and weather. When shingles age, they shed granules — and you'll find them piling up in your gutters and at the bottom of downspouts. A few granules are normal on a new roof, but heavy granule loss on an older roof means the shingles are deteriorating.

4 Daylight Through the Roof Boards

Go into your attic on a sunny day and look up. If you can see pinpoints of daylight coming through the roof deck, water is getting in too. While you're up there, check for dark spots, moisture, or sagging — all signs of water damage that's already happening.

5 Sagging Areas on the Roof

A sagging roof is a serious structural issue. It usually means the decking underneath has gotten wet and is rotting, or the supports are failing. This isn't a repair situation — it's a replacement, and it should be addressed quickly before it gets worse. Sagging is more common in older Chicago homes, especially bungalows with inadequate ventilation.

6 Rising Energy Bills

If your heating or cooling bills have been climbing and you can't figure out why, your roof could be the culprit. A failing roof lets conditioned air escape and outside air in. Poor attic ventilation — which is often linked to roof condition — makes your HVAC work harder than it should. A new roof with proper insulation and ventilation can noticeably reduce energy costs.

7 Moss, Algae, or Dark Streaks

Moss and algae growth on shingles is common in shaded areas. While cosmetic at first, moss can work its way under shingles over time and cause them to lift. Dark streaks (usually algae) are less damaging but indicate moisture retention. If your roof has significant growth, it's worth having a professional assess whether cleaning is enough or replacement is needed.
