Chicago Weather Demands More From Your Roof

Most roofing comparison guides are written for the entire country. But Chicago isn't most places. Your roof deals with sub-zero winters, 90-degree summers, freeze-thaw cycles that expand and contract every joint and seam, hailstorms, lake-effect snow, and straight-line winds. A material that lasts 30 years in Texas might only last 20 here.

Here's an honest look at each option — how it performs specifically in Chicagoland, from Hinsdale to the North Shore.

Architectural Shingles — The Best All-Around Choice

This is what we install on 70%+ of residential jobs across Hinsdale, Oak Brook, Elmhurst, and the suburbs. Architectural shingles (also called dimensional or laminate shingles) are thicker and more durable than basic 3-tab shingles, come in dozens of colors and styles, and offer the best balance of cost and performance for Chicago's climate.

Why they work in Chicago: Modern architectural shingles are rated for 130+ mph winds, carry Class 4 impact resistance ratings (hail rated), and handle freeze-thaw cycling well. Brands like GAF Timberline HDZ and Owens Corning Duration are specifically engineered for harsh climates.

Lifespan reality: Manufacturers advertise 30-year and "lifetime" warranties, but in Chicago's climate, expect 20-25 years of real-world performance. That's still excellent for the price.

Metal Roofing — The Long-Term Investment

Metal roofing costs more upfront but lasts 2-3x longer than shingles. Standing seam metal roofs are virtually maintenance-free, shed snow efficiently, and won't crack or curl in freeze-thaw cycles. They're becoming increasingly popular in Highland Park, Wilmette, and Glencoe where homeowners want a premium, modern look.

Why it works in Chicago: Metal expands and contracts with temperature changes without cracking. Snow slides off rather than accumulating. And metal is completely resistant to hail — it may dent cosmetically but won't lose function.

Best for: Homeowners who plan to stay in their home 15+ years, properties where snow accumulation is a concern, and modern architectural styles.

3-Tab Shingles — Budget Option, Not Recommended

Three-tab shingles are the cheapest option, but we generally don't recommend them for Chicago homes. They're thinner, less wind-resistant, more vulnerable to hail, and have a significantly shorter lifespan in our climate. The small upfront savings disappear when you need a new roof 5-7 years sooner.

When they make sense: Rental properties, homes you're selling soon, or very tight budgets where architectural shingles simply aren't affordable.

Wood Shake — Classic Beauty, Higher Maintenance

Cedar shake roofs are stunning — there's nothing else that gives a home the same warm, natural character. Common in older homes across Oak Park, Park Ridge, and the North Shore. But they require more maintenance in Chicago than in drier climates.

Chicago concern: Moisture retention from snow and rain can cause moss growth, rot, and splitting if the shakes aren't properly treated and maintained. Expect to treat the roof every 3-5 years and budget for individual shake replacement as needed.

Slate — The 100-Year Roof

Natural slate is the ultimate roofing material — period. It's fire-resistant, weather-proof, and can literally last over 100 years. Many historic homes in Glencoe, Hinsdale, and Highland Park still have their original slate roofs from the early 1900s.

The catch: It's extremely expensive ($30,000-60,000+ for a typical home) and requires specialized installation. Not every contractor can work with slate — the tiles are heavy and brittle, requiring specific techniques and structural support. But if you can afford it, nothing beats it.

Mike's Recommendation

For most Chicago homes: Architectural shingles. Best value, proven in our climate, and they look great. Go with a Class 4 impact-rated shingle if you want maximum hail protection.

If budget allows: Standing seam metal. The 40-60 year lifespan means you'll likely never replace the roof again. The upfront cost premium pays for itself over time.

For luxury/historic homes: Slate or wood shake, depending on the home's architectural style. Both are premium materials that add significant value.
